Excellent work! Every step of the process of working with Ground Up was easy and reassuring. Russ was the project supervisor who started the process by taking a look at our foundation and a couple of areas that needed attention. He reviewed the project thoroughly and asked very specific questions about what we wanted to do. I really appreciated the care and thought that was put into making sure that we were on the same page about the work to be done. He explained everything very thoroughly (in words that I could understand!), and I felt really good about having them do the work after talking the project through with Russ. All this before I even got the quote! I hired them, and I am beyond satisfied with the work and the service. Carter and his team showed up to do the work, and it was clear that Russ had communicated the job clearly to the team, and i didn't even need to speak to Russ after that. Carter did a great job, kept me updated on the progress, and they showed up when they said they would. They were very respectful of the interior of our home, keeping things clean. They did a terrific job on the foundation and replaced the entire vapor barrier. On top of it all, they removed the old jacks and some old rusted steal pipes that the previous owner left in our crawlspace. I didn't ask them to, but it was clearly trash, and they offered to remove it, which was above and beyond. Can't say enough about what a relief it is to know that the house is sitting on a firm foundation, and for such an important repair, it feels really good to work with a team that inspired confidence every step of the way. I would gladly hire them again. They did excellent work and gave me a warranty on top of it. To Russ and Carter and the rest of the team, thank you very much! I'm so grateful for the wonderful job you did to stabilize the home that my family sleeps in.
Description of Work Drywall was cracking in several places in my home and the foundation needed repaired. They installed 2 structural steel support and spread footings. Installed 2x12x16 Pressure treated shimming to every support column in crawlspace. Changed main girder direction toward rear of residence. Installed 3 structural support columns below living room with steel beam to level.
Downspouts from gutters and sump pump discharge were extended and buried under lawn to divert water out to street (away from our foundation). Materials used for drainage was heavy duty PVC pipes (not corrugated plastic tubing), we are confident it will last and not collapse or degrade over time. It is also attractive (at least as far as gutters go), as they used proper fittings to match up to existing downspouts. Used green plastic 'pop-ups' at the exit points which blend into yard and are positioned such that they can be easily mowed over. Lawn was minimally disturbed, they saved and replaced the grassy chunks where possible, and reseeded the rest. Very pleased.
We decided we needed to tackle the water issues in the basement of our century old home (unfinished, dirt dug out basement), as we ultimately wanted to be able to use the space as a work shop, but it flooded nearly every time it rained! Had numerous companies come out ranging from small time handymen up to national chains, had a variety of plans proposed. Ground Up's plans were the most comprehensive and they actually solved the problems, instead of just putting band-aid on issue. It was a major undertaking: we opted to dig basement floor down deeper (to increase head space), replace all 12 support posts in basement (including new footers), move sump pump, install three different drainage systems (we live on springs), and then pour new floor but in the end- our basement is FINALLY DRY! We have had several storms since the work, and we have held our breath waiting to ensure nothing seeps in, but it has not. Also, with the replacing the posts, they were able to upgrade materials & optimize placement to provide us with much more usable space. The Ground Up team was great from beginning to end, the initial project manager did a thorough inspection of property, gave us all options, and helped us decide which ones to prioritize, and which ones would could be DIY or just put on back burner. We appreciated the honesty and help. The team that did the work was fantastic, they worked through horrible rain and mud conditions. Things were cleaned up at the end of each day, and at the end of the project. Overall we are so pleased with the work and so glad we went with Ground Up - they are big enough of a company that they are capable of major residential foundation repairs, but still small enough to answer phone calls & emails and take time to explain things to you. We now have a dry space for a workshop- and also a solid foundation that will last another 100+ years.
Installed perimeter drain system in crawl space. Total and complete failure!!!! Installers did not put drain pipe below or at least even with bottoms of foundation. Put it level with top of foundation, argued with them till I fianally called owner (Derek). He came out and argued with me and told his guys to keep going the way they were. Hit a rock and, after telling them I wanted the drain pipe ran along perimeter of rock, refused to do this. They called Derek and he told them to put drain on top of rock. Well main water source was coming around perimeter of rock and not on top of rock. Never saw sales man through whole process until I did not pay. Then he shows up (big guy) and gets very threatening about collecting money. Dereck finally came out and instead of redoing what I wanted done he gave me 100 foot of pipe to dig my own trench to collect some water his main line were to shallow to catch. Told him I was not digging trench, he supplied labor, was free, and I took off work to supervise his guy's on how I wanted it done. The 100 feet was buried deeper than the foundation and run downhill, measured with a level not by eye as rest of pipe was, all the way to sump pump. It is the only section out of 2600 feet that works correctly. All of the installers looked for the lazy way out and would tell you how smart they were any time you tried to make a suggestion. As I get prepared for 2-4 inches of ran, I sit here confidently knowing my drain system will not keep my foundation any drier than before I had it installed. The only reason I rated them a 1 is because it would not let me go to zero.

Underpinning is a method of foundation repair that restores strength and stability to faulty foundations. With time and use, commercial foundations are subject to settlement, excess moisture, increased load capacity requirements, and changing structure usage. When these factors cause your foundation to no longer be able to safely support existing or planned loads, Louisville foundation underpinning uses deep foundation elements to strengthen and stabilize your foundation and surrounding soil.
Micropiles are one of many deep foundation elements that can be used to underpin foundations, enhancing foundation stability, providing structural support, and transferring loads to increase load-bearing capacity. This foundation repair and construction method is the go-to for areas with adjacent structures, natural or man-made obstructions, or that are low access as micropiles can be installed quickly and in virtually any kind of soil.
Sometimes it can be difficult to pinpoint if home foundation repair work is needed. Our professionally trained staff has come up with several telltale signs that your foundation may have seen better days. You should consider reaching out to Bay Foundation Repair if you notice any of the following:
*Foundation settlement: refers to the distortion or disruption of parts of a building due to unequal compressions of its foundation; includes compressions from shrinkage or moisture retention.
A sticking exterior door is a common sign that some foundation settlement has begun. You will need a foundation repair company to come in and fix whatever issue is causing the sticking. If an interior door is sticking, your floor framing or support piers are the likely culprit.
If you notice gaps opening up around your windows, it is possible that foundation settlement is occuring. A common sign is the caulk around the window splitting or the window not functioning as it normally does. A professional foundation repair company will need to come in and address these gaps. They may lead to a more significant issue in the foundation.
Any gaps in the trim in your home could point toward foundation settlement. This includes crown molding, door framing, and baseboards. If the gaps worsen over time, that is indicative of foundation repairs being required.
The wood supporting your floors is accessible in the crawl space. Wood rot is a sign that your foundation is decomposing from moisture. Wood decaying fungi often times grows on the floor joists and weakens the floors. 2b1af7f3a8
